POSITION SUMMARY
The Real Estate and Property Management Litigation Consultant supports the firm’s litigation consulting and expert witness practice by providing detailed case analysis, document review, and technical real estate expertise in California real estate–related disputes.
The position initially functions in a Case Reader and Litigation Consultant capacity, with the potential for designation as an Expert Witness based on performance, subject-matter expertise, credibility, and business needs. Advancement to Expert Witness status is discretionary and not guaranteed.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Core Responsibilities (Case Reader / Litigation Consultant)
- Review pleadings, discovery, exhibits, and documents provided by counsel
- Perform case reading, document analysis, and issue identification
- Prepare internal case summaries, timelines, and analytical memoranda
- Identify habitability, standard-of-care, brokerage, and property management issues
- Assist senior consultants and experts with inspections and technical analysis
- Participate in internal case strategy discussions
Case reading and document review are treated as billable client work when assigned to a matter.
Additional Responsibilities (Expert Witness – When Designated)
- Serve as a retained expert witness in landlord-tenant, property management, brokerage/agency, and HOA disputes
- Conduct property inspections and habitability assessments
- Prepare and sign expert reports, declarations, and opinions
- Provide deposition and trial testimony
- Consult directly with attorneys regarding expert opinions and litigation strategy
Expert designation may be limited to specific subject areas and matters.
COMPENSATION
Annual compensation range: $75,000–$200,000, depending on billable hours worked, experience, credentials, and role progression.
WORK ENVIRONMENT AND SCHEDULE
- Hybrid position based in Oakland, California
- Regular in-office presence is required, in addition to time spent on inspections, depositions, court appearances, and client meetings
- Work hours may vary based on litigation schedules, deadlines, and case demands
REQUIRED QUALIFICATIONS
- Minimum ten (10) years of professional experience in real estate brokerage and/or property management
- Strong working knowledge of California landlord-tenant law, habitability standards, and industry standard of care
- Excellent written, analytical, and verbal communication skills
- Demonstrated professionalism, objectivity, and credibility in adversarial or litigation settings
PREFERRED QUALIFICATIONS AND CREDENTIALS
- Certified Property Manager (CPM) and/or California Certified Residential Manager (CCRM)
- Certified Commercial Investment Member (CCIM)
- Active California real estate broker or salesperson license
- Certified Forensic Litigation Consultant (CFLC) or comparable litigation-related credential
