Responsible for leading the day-to-day management of the property including but not limited to maintaining a clean and safe environment, maximizing profitability, minimizing the vacancy rate, optimization the image of the property in the community (both the general public and brokerage community), and maintaining up to date and orderly property related files. The position includes all aspects of property management: collection of rents, showing and advertising vacancies, supervise and initiate repairs and improvement projects, negotiate leases, amendments and renewals with existing and potential tenants.
Property Management 50%
Ensure Fire, Life and Safety systems are in compliance with local ordinances and are maintained accordingly.
Act as primary contact for tenants to address their questions and concerns on a regular basis during set business office hours. Conduct monthly Merchant Meetings.
Manage tenant responsibilities under the lease and ensure necessary documentation is provided for insurance, and where applicable, HVAC systems, hood cleaning, grease trap cleaning, and any other required conditions of tenancy.
Perform move-in and move-out walkthroughs with tenants. Ensure suites are maintained in “show ready” condition.
Perform daily review of rent collections, accounts payables and available funds in the Operating Account.
Ensure accurate and timely completion of property management reports.
Develop on-site management team with delineated responsibilities and delegated tasks.
Develop and host community events to be held at center to increase public awareness of the center.
Coordinate donations and sponsorship of local events and charities.
Attend Chamber of Commerce functions.
Maintain and update website on a weekly basis with events and sales promotions.
Create and maintain a Facebook/Instagram account for the center with weekly updates.
Update weekly agenda for call with Management.
Update monthly agenda for Merchant Advisory Meeting and report with any follow up notes or items that require attention.
Maintain leasing status report showing upcoming renewals and current activity on available suites.
Maintain current delinquency report.
Review and approve monthly financial statement.
Prepare quarterly narrative and year-end report utilizing Company format
Prepare monthly NOI analysis.
Update Tenant Sales Report quarterly and annually.
NON ESSENTIAL FUNCTIONS
Construction Management 5%
Determine landlord and tenant’s scope of work and work with architects to establish costs and timeline of projects.
Obtain bids from contractors, review and comment on construction/architecture/engineering contracts and agreements.
Manage project budgets and coordinate with contractors to deliver work on time and within budget.
Maintain and manage CAPX plans and projects .
Ensures Company policies and protocol are followed.
Establish and maintain property records and reports.
In accordance with applicable policies/procedures and Federal/State laws, may interview, hire, orient and train employees; coaching and appraising performance; may supervise 1 to 3 employees depending on size of property.
Recommends new approaches and procedures to effect continual improvements in efficiency of property and services performed.
Education and Experience
Bachelors Degree or equivalent and a minimum of five (5) years related experience in real estate property management.
Comprehensive knowledge and experience in leasing, construction/tenant coordination, marketing, and property management issues related to commercial real estate.
Proven track record of meeting financial performance standards.
Licensed California real estate salesperson preferred.

Proven ability analyzing information and data, developing options for resolving the issue(s), and presenting prioritized recommendations to resolve the matter.
Must be a self-starter, hands-on, proactive and forward thinking in the execution of their duties
