Oversee the daily operations of 1,100 units on 8 multi-family properties located in the Seattle area, including their compliance with operating procedures. Initiate appropriate changes to achieve operational and performance goals.
Responsible for hiring, reviewing, training, evaluating and motivating the on-site staff in a manner consistent with company policies and procedures.
Responsible for timely, consistent and effective communications with ownership, supervisor, residents, vendors and contractors.
Participate in Leasing/Planning meetings involving the properties assigned.
Schedule and facilitate training programs for all areas including Management, Marketing, Accounting and Maintenance.
Conduct frequent property inspections, monthly operations reviews and annual audit using the approved reporting formats. Initiate change as a result of these reviews in a timely manner.
Insure each property’s compliance with local, state and federal laws.
Insure compliance with procedures regarding Hazardous Communications, Emergency Preparedness, Loss control, Personnel and Purchasing.
Oversee the bid process, negotiation, execution and contractor performance and timely completion of all continuing service and work construction contracts.
Review and approve for processing all paperwork generated from each property. Including but not limited to contracts, accounts payable, petty cash, expense reports and resident activity.
Monitor the quality and effectiveness of advertising materials. Update printed and promotional materials as needed.
Prepare an annual business plan for each property. This plan consists of a 12 month budget, marketing and leasing goals and recommendations for capital improvements.
Review each properties financial performance and prepare the monthly owner’s report package, cash flow projections and variance explanations.
Monitor each property’s performance making necessary adjustments to achieve or exceed the goals established in the annual business plan. Immediately communicate deviation from this plan to supervisor.
Utilize effective verbal and written communication skills with all clients including owners, supervisor, accounting and vendors.
Immediately recognize problems, recommend a plan of action to supervisor and implement the approved plan in a timely manner.
Possess above average skills related to computer and software that are essential to complete all facets of the job responsibilities. Including all Microsoft Office software.
Assist in the review and analysis of potential property acquisitions. Including physical inspections, marketing and management plans and Pro forma budgets.
Supervise a team of employees to facilitate the management transition that occurs with a property acquisition or sale.
Obtain professional designations as required by law or those commonly held by persons with similar property management experience and responsibilities i.e. CPM or Brokers license.
Perform all other duties as assigned.
Achieve all operating standards.
Recommend and initiate change to improve all aspects of the properties operation and performance.
Maximize each properties value by maximizing income, minimizing expenses while maintaining each according to company standards.
Prefer 5-7 years of experience as a Regional Property Manager/Asset Manager in Real Estate Management.
4 year college degree.
Knowledge and experience with multi-site property management operations.
Experience managing multi-family real estate.
Possess and maintain sufficient computer skills to perform all duties of the job.
The ability to deal effectively with difficult customer complaints and resolve their problems.
Travel and overnight stays may be required.
