The Excelsior Group, a growing Property Management/Investment company, is looking for a full-time Senior Property Manager to join our team at the West End Office Park.
Provide premier execution of strategic plans for properties to which you are assigned.
Effectively lead property staff while holding themselves and the property staff accountable for TEG’s Core Values of Humility, Integrity, Positivity, Passion, Initiative, and Excellence.
Build confidence with property owners and asset managers by providing, among other things, thorough and timely communication of budgets, financial reports, tenant news, and property issues.
Identify and implement operational innovations that lead to differentiated service to building tenants and building owners.
Job Responsibilities and Duties
Essential Job Functions
Attract, hire, develop, and retain a highly capable team comprised of employees and vendors whose skill sets properly match the role they are asked to play to successfully execute the property’s business plan.
Effectively manage relationships with all stakeholders, including property owners, tenants, staff, leasing agents and brokers, property service vendors, lenders, and the general community.
Diligently maximize Net Operating Income and cash flow while balancing property maintenance, proper staffing, and tenant satisfaction.
Build and manage a property budget.
Build and recommend a strategic capital improvement plan.
Produce timely and thorough institutional-quality financial and operation reports.
Maintain operational best practices related to risk management including current files for tenant and vendor certificates of insurance, tenant emergency notification information, building life safety security procedures, as-built drawings, building certificates of occupancy, warranty manuals, etc.
Actively engage in industry organizations to develop good relationships with other industry participants: industry leaders, emerging leaders, future employees, competitors, vendors, etc.
Constantly pursue professional development through BOMA, IREM, or other industry and trade organizations.
Ensure the implementation and ongoing utilization/compliance with all company policies, procedures, technology, and systems required for the effective operation across portfolio of assigned properties.

Job Qualification Standards

Experience leading, engaging, coaching, and training staff while contributing to a positive team environment preferred.

Excellent written and oral communication skills with the ability to read and interpret information as well as communicate effectively with all levels of employees, clients, and vendors.
Minimum of five years of experience in property management of commercial buildings required.
Minimum of two years of experience with multi-tenant buildings preferred.
Ability to complete projects in a timely manner with a well-developed sense of urgency, high attention to detail, and follow-through skills.
Real estate license preferred.
CPM or RPA designation preferred.
High school diploma or equivalent education required.
Knowledge of basic accounting practices and an understanding of financial statements as normally acquired through a bachelor’s degree in business administration, real estate, finance, or a related field preferred.
Ability to protect and maintain sensitive and confidential tenant and owner information.
Ability to follow instructions, respond well to management direction, receive feedback, and take accountability for work product.
Demonstrated ability to efficiently organize, coordinate, track, and complete multiple tasks as well as adjust to changing priorities.
Follow and adhere to organizational policies and procedures.
Ability to be flexible, receptive, and adapt to changing circumstances.
Ability to maintain punctual, regular, and reliable attendance.
Proficiency with Microsoft Office Outlook, Word, Excel, and PowerPoint with the willingness and ability to learn new and evolving technology as necessary.
Must have access to reliable transportation throughout the business day. Drivers must possess a valid driver’s license, acceptable driving record, and the appropriate level of vehicle insurance.
Ability to read, write, spell, speak, and understand English fluently.
Ability to accurately perform basic math.
Maintain neat, well-groomed, professional appearance.
