Mayfield Management Group (“MMG”) is looking for a Property Manager to join our Edmonton team. Reporting to the Director of Property Management, this hands-on position will appeal to a responsible individual who enjoys variety in the management of operations and projects.
The successful candidate will supervise the administration and execution of the day-to-day services for multiple properties in Edmonton and surrounding areas. Responsibilities include monitoring physical operations, risk management, accounts payable/receivable, preparing and adhering to property budgets and ensuring a high level of customer service is provided to all stakeholders.

Key Duties & Responsibilities
Ensure residential properties are well maintained and managed in accordance with approved budgets;
Oversee day-to-day operational and maintenance activities and ensure regulations are being met;
Assist in the preparation of, implement and oversee annual operating budgets;
Practice excellent resident relations through regular resident visits and work with Residential Community Managers to ensure resident concerns and complaints are dealt with in a timely and professional manner to ensure long-term tenancies;
Conduct scheduled regular inspections of all properties in portfolio;
Monitor property operations including rental activity, arrears collections, property expenditures;
Work in cooperation with the Community Managers to ensure successful completion of various capital projects;
Recommend property contracts for approval;
Coach, oversee and train Residential Community Managers and Site Managers;
Planning, cost/scheduling estimates, cost budgeting and control;
Review and report on monthly financials for the portfolio;
Participate in coverage of property portfolios during vacations and absences;
Ensure compliance with the Residential Tenancies Act in all procedures;
Ensure local, provincial, & federal laws and regulations are being observed;
Management of health & safety policies and procedures;
Ensure comprehension and compliance with all MMG policies;
Perform other duties as assigned by the Director of Property Management, or designate;

Education & Qualifications
3-5 years of related experience in the Property Management industry;
Licensed Real Estate Agent in the province of Alberta is preferred;
Related post-secondary education, ARM®, CPM® designations are assets.
Skills & Competencies
Must be proficient in the use of technology; including Microsoft Office;
Knowledge of MRI is an asset;
Must have flexibility to be on call and work irregular hours if necessary and at short notice as you are responsible to respond to after hours emergencies when needed;
Candidate must have excellent time management skills and ability to prioritize work;
Exceptional analytical, communication and interpersonal skills;
Must have a high degree of professionalism and possess an exceptional customer service philosophy;
Highly organized, results oriented and ability to work in a multi-functional team environment;
Appearance must be neat, clean and professional.
